Whether this is your first time renting or if you've been renting for some time now, we know you probably have questions. To make your life a little easier, we are answering our most frequently asked questions right on our website.
As always feel free to call our leasing office with any question you may have. We are here to help now, and in the future. Without further ado, these are our most frequently asked questions.
Touring the Property
How do I schedule a tour?
You can schedule a tour right from our website. Click here to schedule your tour or visit our homepage to schedule a self-guided tour. You can also call to schedule a tour.
What do I need to bring with me to the apartment tour?
To tour an apartment, you'll just need to bring a government-issued ID that includes your photo, such as a driver's license, passport or state ID card.
Do I have to make an appointment or do you accept walk-ins?
We do accept walk-ins and we can accommodate walk-ins most of the time. However, if you would like to secure a time with a leasing agent, we recommend scheduling a tour in advance.
Do you offer self-guided tours?
Yes, we do offer self-guided tours. Visit our homepage to schedule a self-guided tour.
Will I be able to tour the apartment that I'm moving into?
In most cases yes. We try our best to show you the actual unit you will be moving into. However, sometimes that isn't an option; for example, we may be in the middle of a renovation or upgrade and the unit you want isn't ready until several days before the move-in date. In those cases, we will show you a similar unit. Feel free to call our leasing office before your tour to ask if the unit you are interested in will be available to tour.
How do I get to the Leasing Office for my tour?
There are three entrances to the property off of Riverside Drive. Take the middle entrance and the leasing office will be on your right.
Does it cost anything to take a tour?
It doesn't cost anything to schedule a tour. Schedule your tour today!
Application Process
How do I apply for an apartment?
You can apply anytime online by clicking on the Apply Now button on our website, or stop by during regular office hours to submit your application in person.
How long does the application process take?
It typically takes 24 to 48 hours for your application to be processed and approved. If you haven't heard back from us in 48 hours, please give us a call.
What documents do I need to apply?
Just your legal name, proof of income, and government-issued ID. It's as simple as that! During the application screening process, we will notify you if we require any additional information.
What date could I move in on?
Our website will automatically show you the apartments that are available on your desired move-in day. Just visit our floor plan page and select a floor plan and your desired move-in date. We will show you what is available.
What is the application cost and administration fee?
$45 application fee per person and a $250 administration fee, due after application approval.
What are the move-in expenses?
Move-in expenses include prorated monthly rent, $14 monthly renter’s insurance, a security deposit or security deposit program (based on the results of the application screening), $200 move-out cleaning fee, and optional $75 washer and dryer rent, $350 one-time pet fee (per pet) and $35 pet rent (per pet) for the first month.
Do you require a security deposit?
The security deposit is determined after the initial application screening process and depends on a number of factors including credit score.
Application Requirements
Do you offer short-term leases?
We do not offer short-term leases at this time.
Do you accept first-time renters?
Yes, we do accept first-time renters. No renter history, no problem.
Do you accept people with bad credit, no credit or bankruptcy?
We do. For those with bad credit or no credit we can help you improve your credit, after you move-in, with RentPlus. If you have had a bankruptcy, it will need to have been discharged. For those with no credit, we may require an additional deposit.
Do you accept evictions, are you a 2nd chance apartment?
We may accept applicants who have had an eviction, if the outstanding balance has been closed and a few other qualifications are met. Please call our leasing office for full details.
Do you accept vouchers?
We do accept vouchers, but you must still meet the income and other rental qualifications. Co-signer is acceptable for income requirement.
Do you do a background check?
Yes, we do a background check and credit check. Sometimes additional information is needed after the initial screening, but most of the time a basic background check is enough.
What is the income requirement? (ex. 2x rent, 3x rent, etc.)?
Our total/net household income requirement is 2.5x the monthly rent. The easiest way to figure this out is to check the pricing on our floor plan page and multiply it by 2.5. If your total household income before tax is equal to or greater than this amount, you meet the income requirement.
Do you allow co-signers or guarantors?
We do allow co-signers and guarantors.
Do you offer Corporate leases?
We do not offer corporate leases at our property at this time.
Monthly Costs
What is included in the listed monthly rent?
On-site maintenance and on-site management are two of the perks included with the rent, along with access to all of our amenities including our swimming pool, hot tub, and 24-7 access to our fitness center.
What are the additional monthly fees?

- Renters insurance (We offer liability only renters insurance at $14 per month, or you can choose your own rental insurance, as long as it meets the requirements in our rental agreement.)

About the Apartments
What appliances come standard?
Fridges, ovens, dishwashers, and washer and dryer hookups come standard in the regular 1 and 2-bedroom apartments. Fridges and ovens come standard in the Jr. 1-bedroom apartments. (full-size washers and dryers can be leased for $75 a month; minimum 3 month lease.)
Do you offer in-home washers and dryers?
Washer and Dryer hookups come standard in every apartment except for our Jr. apartments. You can use your own washer and dryer or you can also lease a full-size washer and dryer from us for $75 a month and we will come install it. Requires a minimum 3 month lease on the washer and dryer.
Do you offer furnished apartments?
We do not offer furnished apartments.
Do you have on-site management?
Yes, we have on-site management.
Do you have on-site maintenance?
Yes, we have on-site maintenance.
Do you offer package receiving?
We do not offer package receiving.
What are the building's quiet hours?
Quiet hours are 10:00 pm to 9:00 am every day.
Is parking available on the property?
Yes, we have reserved parking for our residents and overflow parking for visitors. There is no monthly fee for resident parking.
Can guests park overnight?
Yes, if they park in the designated visitor parking area.
What are the office hours?

Do you allow smoking within the community?
We are a non-smoking community, smoking is not allowed.
Do you have extra storage units or garages that I can rent?
We do not offer garages, but most apartments come with a 3’x3’ storage closet.
Do you offer wheelchair accessible units?
Yes we do, please contact our leasing team for availability.
Community Amenities
What amenities does the property offer?
We offer a 24-hour fitness center, playground, swimming pool, hot tub, and laundry facilities. Visit our amenities page to see our full list of apartment and community amenities.
What are the pool hours?
The pool is open from 9:00 am to 10:00 pm. (The pool is closed during the winter.)
What are the hours of the fitness center?
Our fitness center is open 24-7.
What type of exercise equipment is available in the gym?
Free weights, treadmill, stationary bike and press machine.
Pet Policy
Is your community pet friendly?
We are a pet friendly community!
Do you have an onsite dog park?
Yes, we do have a fenced dog-park. Visit our amenities page to see our full list of community amenities!
What is the max number of pets that you allow per apartment?
We allow up to 2 pets per apartment home.
What are the pet breed restrictions?
We believe in doing all that we can to create a safe community for our residents and we restrict certain dog breeds: Please see our pet policy for details.
What are the pet weight restrictions?
The max weight limit is 50 lb. per pet.
What are the pet fees?
A non-refundable pet fee of $350 (per pet) and a monthly pet rent of $35.00 (per pet).
Location
What's the nearest cross streets to the property?
We are located on Riverside Drive, close to I-15, Bluff Street, Dixie Drive, and River Road.
Which school district are you in?
Our property is located in the Washington County School District. The nearby schools are Heritage Elementary School, Dixie Middle School, and Dixie High School.
Is there public transportation within close proximity of the buildings?
There is a bus stop near the corner of the property, between the middle and south property entrances.
Are there walking and biking trails nearby?
Yes, the Virgin River Trail Network passes the back of the property and is great for walking, jogging and biking. This paved trail runs 17.6 miles with several connected trails that branch off.
Where do residents shop?
Shopping is close. Target is located 2 miles north on River Road and Walmart is located 2 miles south in Bloomington, just down a freeway exit.
Moving In
How do I set up my utilities?
Contact the city of St. George to set up electricity (435) 627-4700. Residents are required to set up electricity in their name by move-in day. Water, sewer and trash are already set up and will be billed with the monthly rent. Billing for these services will likely starts a couple of months after move-in, so don’t be surprised if you don’t see the bill during your first month or two.
Which provider can I use for Internet and cable?

Am I required to purchase renter's insurance?
You are required to have renter's insurance. You may upload proof of renter's insurance or purchase insurance through our partner LeaseTrack

How do I pay rent?
You may pay rent online by logging into the resident portal at the top of our property website, or you can stop by the office during regular business hours.
Which payment methods can I use to pay rent?
We accept ACH, credit cards, money orders, and cashier's checks.

Resident FAQs
An item in my unit needs repair. How do I get help?
Our residents are our #1 priority. We strive to respond to service requests promptly to ensure your home is maintained to your satisfaction. Non-emergency service requests are handled during regular business hours. You can request maintenance service from the convenience of your own home via our resident portal. You may choose to be present and give us a preferred time to come by or you may give us permission to enter in your absence. You can also download the RentCafe Resident App from Google Play or Apple App Store for quick access to your resident portal.
Do I have to be present for a service technician to perform work?
No, you do not need to present for a service request, but we do need prior permission to enter your apartment. If you would like to be present, you can set up an appointment in the resident portal.
What happens if I am locked out?
If you are locked out you can call our emergency maintenance number, which can be found in the resident portal. There is a lockout fee.
Am I required to purchase renter's insurance?
You are required to have renter's insurance. You may upload proof of renter's insurance or purchase insurance through our partner LeaseTrack
Am I allowed to decorate the apartment without penalty?
Residents are not allowed to decorate the apartments. There is a fee for any damages or material changes to the apartments.
If my situation changes can I get out of my lease?
Yes, there is a termination clause in the lease. Additional fees may apply.
Can I sublet my apartment?
No, we do not allow subletting.
